The 15-minute monthly appliance maintenance routine

Most of the breakdowns we attend were preventable. Here is the short routine our own technicians run at home.

After enough service calls, patterns emerge. The same handful of failures show up again and again, and almost all of them build slowly from something that was never cleaned or never checked. Fifteen minutes a month is genuinely enough to avoid most of them.

Kitchen — five minutes

  • Pull and rinse the dishwasher filter, and wipe the door gasket.
  • Wipe the refrigerator door seals with warm soapy water so they stay pliable.
  • Check that nothing is pressed against the vents inside the fridge.
  • Run a hot cycle with dishwasher cleaner or white vinegar in an empty machine.

Laundry — five minutes

  • Clean the dryer lint screen under hot running water to strip softener film.
  • Open the washer's drain filter door and clear the trap.
  • Leave the washer door and detergent drawer open between loads.
  • Check the fill hoses for bulges — rubber hoses should be replaced every five years.

Twice a year — five minutes each

  • Vacuum the refrigerator condenser coils, especially if you have pets.
  • Disconnect and clear the dryer transition duct, and check the exterior vent flap.
  • Level every appliance that has been moved.
  • Test the range hood fan and wash its grease filter in the dishwasher.
The cheapest repair is the one you never need. A few minutes of care beats a weekend without your fridge.

The one habit that matters most

Act on small changes. A new noise, a slightly longer cycle, a door that needs a second push — those are early warnings. Appliances rarely fail without notice; they fail after weeks of notice that nobody acted on.
